Here’s a September 2015 market update for real estate conditions at the North End of Virginia Beach. Phew! It’s been a while since I did one of these!
Seven homes sold in September (a bit of a drop, but still, nicely holding steady over the figures for July and August), and ten are either pending or otherwise under contract. The average sales price of these seven homes was $630,000 (a bit cheaper than my last update for July), while the average number of days on the market was 71 (that’s half as long as my July update). The most expensive home sold in the North End in September sold for $1,225,000 (on 79th Street); the least expensive home went for $530,000.
Now let’s dig into the numbers about the North End properties that are still under contract but haven’t closed yet. The median listing price of these ten homes is $769,000 (a BIG jump over July!). The median number of days on the market is 69. The most expensive home to go under contract is on Ocean Front Avenue for $3,550,000; the least expensive home to go under contract is a small beach cottage on 66th Street for $590,000.
